Because of management this place doesn't even deserve one star! We moved out a couple of years ago and were leasing the same apartment for over four years. About a month after we moved out we receive a notice from the resident manager stating that we were to be responsible for the full cost on replacing carpets and that if we failed to pay or make payment arrangements we would be immediately reported to a collection agency and credit beauro... Mind you this bill was about $1035.00. We did our homework and found out that there is such a thing called LIFE EXPECTANCY and NORMAL WEAR AND TEAR. Basically if life expectancy is five years and carpets are say $1000...every year used is $200 off. So in our case we should of been charged somewhere right over $200 end of story. Well when we discussed this with the resident manager she basically said we were crazy and that there was No such thing. She kept threatening that she would report us to to credit beauro if we refused to pay. So ultimately my husband and I informed her that we would pay only $50 a month and that at the end of the year we would pay off the remaining balance in full, but that we would be issuing a complaint to the Houston Apartment Association. Well six months of paying $50 a month I finally get around to issuing the complaint. Guess what happens?! The Landmark now owes us a refund of $143 for overpayment, but the real kicker here is that the same resident manager responded to the complaint and said that we never addressed the issue with her and that it was unfortunately addressed with a former employee. What a load of bull!!! We have numerous emails with her name and title to prove that she was being completely uncooperative and was refusing to work with us. And refusing to acknowledge that wear and tear and life expectancy is a really thing! I HIGHLY do not recommend anyone leasing here.

The Landmark is a good place to live. The location is ideal, near the freeway, shopping is nearby. The grounds are pretty well taken care of. The only complaints are the parking is inadequate near the back buildings due to reserved parking. The trash is only picked up once a week, and some residents don't put the trash in the waste container. It's unsightly. Also, I'm not a pet lover and the neighbors above let their dog on the patio, his hair sheds down to mine. (Personal issue).

I would like the buildings to be clean. The surroundings are lovely but the buildings are very dirty. I sweep my area but, no one else does. Can the have a monthly maintenance cleaning of stairs and floors. They arevey dirty. Another thing. The grass is very very wet. I complained about it and I was told that sprinklers can't be shout down . I have never seen sprinklers on in front of my loan but the front loan is always wet and the side loawn is always wet, extremely wet. building 14

I have been here 3 years and have no issues with staff. Any maintainance issues were handled quickly, even after hours.

The upkeep on the grounds is inconsistent even though we have reported it numerous times. There is not a stringent guideline for residents storing mulitple trash bags on their balconies --which has become an eyesore. AND harsher penalties should ensure for residents who insist on throwing their trash bags over their balconies. One of our neighbors was almost hit by one the other day.

Was very blessed to find this apt and the location, was able to get a reserved parking space directly in front of my apt. I leave for work very early in the morning and really feel safe with the lighting as well.
