We do not allow aggressive breeds and require a $250 Pet Deposit per animal (One-Time, Non-Refundable). We do not accept any applications if you haven't first viewed the property. You may come by our office any time during normal business hours. We will issue a key for the location(s) you wish to view. We require a valid Photo ID and $10 key deposit. We ask that you bring exact cash as we do not have change. The key deposit will be refunded upon return of the key(s). Our office is located at 2508 Langhorne Road, Lynchburg, VA. We are in the Coldwell Banker Building across from E.C. Glass High School parking lot. Nestled between LPA Sleep Wellness Center and Leech & Hicks Insurance. Office Hours: Monday through Thursday 9 a.m. - 5 p.m. Friday 9 a.m. - 4:30 p.m. **We ask that you arrive at least one hour before closing, so you will have enough time to view the property and return for your key deposit** What do we look for in an applicant? --Your income must be 3.5 times the amount of expected monthly rent. Example: If the expected rent will be $350 (Combined) Income must be at least $350 x 3.5 = $1,225 / month If your monthly income doesn't meet these requirements, you will need a Co-Signer. They must live in the state of Virginia and will be required to fill out a Co-Signer Application. They will need to provide documents we ask of all applicants: Photo ID, Social Security Card, and Proof of Income. --Have you been with your job at least 1 year? (If no, you will likely need a Co-Signer.) --Good Rental History (no previous evictions). No Rental History is an automatic double deposit (First Month's Rent times 2). --We will conduct a Background Check and Credit Check for each person on the application. (Criminal history and low credit scores do not automatically disqualify you. However, if your credit score is very low we may request a double deposit: First Month's Rent times 2.) --$30 Application Fee (Non-Refundable) to be paid BEFORE we will process your application (No Personal Checks). Applications are kept on file for 30 days. Once your application is approved the Security Deposit is due within 48 hours. We will then remove the location from our available list and hold it for 15 days. That gives you 15 days (or two weeks) to pay First Month's Rent and Pet Deposit (if applicable). However, you may not move in or get keys until the Security Deposit, First Month's Rent, and Pet Deposit (if applicable) are paid in full.
