    I recently moved into the Residence at Richmond Trust and had an amazing experience from start to finish. Our leasing specialist, Ethan, went above and beyond to ensure that our move-in process was smooth and seamless. His exceptional customer service skills made us feel truly welcomed in our new home. I must also mention Ms. Laura Kay for her warm welcome and patience in addressing our inquiries during our initial stay. She is very kind, approachable, and accommodating. The amenities at the Residence at Richmond Trust are outstanding. The clubhouse and fitness center are always well-maintained and clean, and I particularly love the complimentary coffee bar. I appreciate having easy access to these amenities within my own community. The grounds are beautifully landscaped, creating a peaceful and inviting environment to come home to. One aspect that impressed me was the generous discount offered to Preferred Employers by the Residence at Richmond Trust. As an employee of one of these companies, I value the added benefit of a rent discount. It shows that the community values its residents and strives to make living there as convenient and enjoyable as possible. In conclusion, I am extremely pleased with my decision to move to the Residence at Richmond Trust. The exceptional customer service from Ethan, top-notch amenities, clean surroundings, and special discounts for Preferred Employers all contribute to making it a truly wonderful place to live.     I lived in this building for 8 months, and it was the worst experience of my life for several reasons: Firstly, despite being assured that the building was smoke-free, I consistently detected a strong odor of marijuana emanating from the bathroom vent. The smell was so pervasive that I had to use a mask to enter the bathroom. Repeated complaints via email and in-person visits to the leasing office yielded no resolution. They even admitted that many other tenants suffered from the same issue. They offered me another apartment in the last two weeks of my lease, which was pointless since the root problem wasn't addressed. Secondly, there was a clear violation of my privacy. I received emails about events like Halloween and Valentine's Day parties but no communication about window cleaning. I was shocked to wake up with someone looking into my apartment through the window while I was in bed. This invasion of privacy is unacceptable, especially considering the diverse cultural backgrounds of residents. Additionally, I lived with a significant defect—a large hole in the window caused by an incident during cleaning. This remained unrepaired for three months. As a tenant who adhered to all terms of the lease agreement and consistently paid rent in full, I expected a clean and habitable environment. However, I paid over $1400 per month for a room with a defective window and a bathroom rendered unusable by persistent odors. The cumulative impact on my quality of life, including my studies, sleep, and comfort, was severe. Despite this, they refused to offer any compensation or rent discount. In my opinion, if you are a smoker, this might be the place for you. If not, stay away. The building is under unprofessional and poorly communicating management that only cares about money, not tenants. They expect full rent without providing the minimum of your rights. I considered moving to another place but changed my mind after learning it was under the same management system.

    UPDATE April 7 2024: called this company and Drucker & Falk a total of 6 times in the past week to get simple information regarding our deposit refund check. Even though it isn’t their issue that the check was lost in the mail, it’s an issue when I have had to reach out, leave vm’s and contact corporate with no returned phone calls. Drucker & Falk along with Residence at Richmond Trust is the most unprofessional management company I have EVER experienced. So sick of it. The lack of customer service is just pitiful. I thought after moving, I’d be done with them but t not. I believe they are PURPOSELY avoiding our calls. My experience here has been terrible to say the least. I moved here in December of 2022. We moved into a 1 bedroom and it has been nothing but noise. At first we were the only ones on the 2nd floor besides another unit up until May of 2023. We made numerous complaints about the noise from the upstairs neighbors stomping to the neighbor beside us slamming their cabinets and banging against to the wall and turned on their surround sound which I could feel the vibrations through our floors. The icing on the cake was walking into our apartments and it smelled like we had a weed smoke session in our unit. They stopped people from smoking on the roof too, but we could STILL smell the weed. They allowed us to transfer units and we had to pay 1 month deposit, our rent in the last apartment and 1st months rent for the new apartment all for them to DEDUCT $440 for electricity! There has been absolutely no resolution. We had to ask 5 or more times for the regionals information. On top of that, by day two of us transferring into our new unit, the rental office made a complaint to us about our dogs barking, but they failed to mention how loud they are in their office and when they walk past. They have no consideration or respect. The new Property Manager is rude. Be cautious of moving here. You will hear noise outside of the building between cars driving, bands playing, and the rooftop club. Inside you will literally hear the footsteps of people walking next door to you because the walls are paper thin. You will have to deal with people who walk on their heels and have no regard for the neighbors below them. And LASTLY if you live on the first floor, you will have to deal with the loud rental office and the people in the hallways who come in laughing all times of night. Also you have to deal with the mailmen slamming the doors of the mailbox which is extremely loud. Also, they have yet to refund any of the residence for valet trash. We pay $25 for a service that is hit or miss every other week. Our current apartment is okay, but I’m sick of the noise all around. The people upstairs literally bounce a ball all day. The air conditioning is extremely loud when it turns on. I’m just tired. Avoid this place at all cost; unless you love not having sleep. Update 02/07/2024: we are thankfully leaving this terrible community. The noise is UNBEARABLE! There has been construction going on since June of 2023 and the construction does not seem to be ending any time soon.The construction is a teardown of an old state building next to the apartment. At one point; they were drilling into the ground from 8PM - 3/4AM. The police nor the community did nothing. We had to endure it for 1 week. Right now I am sitting in my den and the people in the rental office are in the apartment next door. You can hear their heels (shoes) walking and it sounds like they are inside of our unit. They have been walking back and forth causing a disturbance for 2 hours while I am trying to work. The apartments are badly insulated. The windows are super thin. The walls are EXTREMELY thin. Who builds a gym on the top floor of an apartment complex? Terrible..

    Not sure what my expectations were, we haven't rented or lived in an urban community in a while, but I will say everything has been fantastic so far! The location is perfect for us, the staff has been really great and supportive, and the whole move in process has been really smooth. Great communications!
