Application

A $35.00 application fee (per adult applicant) is collected when an application is submitted. Each occupant over the age of 18 must be on the leases and complete an application.

Funds

A formula of three times the monthly rent is required of your monthly gross funds.

Credit History/Criminal Background Check

Credit records and background checks of each applicant who will be on the lease will be checked through accredited agencies. Derogatory information received may be grounds for denial of the application.

Previous Rental and/or Mortgage History

Previous landlord(s) and mortgage lender(s) will be contacted for information on promptness of payment and resident behavior. Derogatory information may be grounds for denial of the application.

Employment status and other sources of Income

Sources of employment and sources of income will be confirmed by the payer to see if the formula of three times the monthly rent is met. Length of employment is also taken into consideration.
