This complex is a joke, I don't even know where to begin. When I moved in there was still finger nails and hair from the previous tenant in the bathroom, mushrooms were growing from my carpet within the first few weeks, I had 8 work orders in my first month. they forgot to turn the power on when i moved in and I had to wait a day for power. the washer and dryer were literally ancient and they smelled horrible, and they were spray painted black in place with black spray pain on the walls behind them. The maintenance is quick but anything beyond that you'll have to complain straight to HQ to even get a reply back from the apartment manager because they will literally just ignore your emails otherwise. They raise your rent when your lease is up (Mine was around $200) and if you try to move out instead they will tell you they can negotiate the price but then they will push it off till literally the last minute to tell you your new price and then your options are either take the crappy deal they gave you or move out immediately. They will tell you that the valet garbage service is "complimentary" but then they will add $45 to your rent for it and it's not optional especially because if you want to throw anything away that doesn't fit in a garbage bag you need to schedule an appointment to get to the dumpster. they will also tell you utilities is included in your rent but what they really mean is they will charge your utilities with your rent and its split evenly with the whole building.

This complex is great in terms of location and until you have any issues. We were happy our first year here and didn't have the resources to move so we signed the lease for a second year. Close proximity to Titlow Beach and Chambers Bay. Unfortunately, rent increased by $150. Utilities average $150 and that does not include electric that is paid separately through TPU. Recently our dog was attacked on a walk due to poor/no maintenance of the provided dog park fence. We were told that this incident was our fault and that they were not responsible for what happened. Communication is poor, emails rarely get returned, voicemails are full, there are random charges to our account and there is frequent turnover of staff. Oh and don't forget weekly car break ins. Anxiously waiting for our lease to end.

We were generally happy during our 3 year stay (not withstanding a rat infestation and inexplicable add ons to utility bills) and the rent increases were commensurate with property price growth for the country. However at move out the office charged us over $400 for "prorated carpet replacement". Even though the move out inspector agreed that the carpet was in pristine condition, the office declared that the carpet had a 7 year lifespan and that they were charging for my share of the carpet depreciation since they were remodeling after we moved out. I guess they were gracious to not charge me for my share of the 40 year IRS determined life span of the roof, walls, and foundation...Upon my informing them of a breach of contract they immediately referred the carpet charge to a debt collection agency, before the due date, without replying to my appeal.

When I first came into the office, the leasing lady took me and my daughter to see the model. She claimed the apartments available were not available to show. Needless to say, I was lured into an old and stinky building full of outdated, falling apart drywall and pretty nasty tub, counters, and humidity. The garbage was all over the doors of the apartments. And at the garbage cans, there was a garbage party. After a month of looking, 4 days prior to my move from my other apartment, I submitted an application and the Boulders' requirement is that to be able to apply, you need to pay $260. So I paid that and then they told me I could see the apartments available for my needs. Then I called the agent all day and she was never available. She then told me was ready to show one day prior to my move and I went to see it and it was what I just described before in this message. I was devastated because I have been deceived. I do not recommend this place to anybody. They show you the model and never show you the actual apartment until one day before your move so you are not able to back out because you need a place. This place is nasty and is not worth the expense. Also, they charge a monthly fee for amenities. I am hopeful they pay my $210 for the deposit because I was brave to back out and did not sign a lease. The $50 screening fee they keep which I think is outrageous apartments complexes are able to do this.

They only care about money, not tenants. We had several problems with our neighbor below us and management found a way to blow us off, or blame us, EVERY TIME. We ended up moving after 4 months. They then turned around tried to charge us $2000 for bs "damages". Thankfully I took before and after pictures. Never again will I rent from them or any other Equity housing office.

They were on top of matainence and we never had bug problems. Our neighbors were quiet and the grounds always kept up. We enjoyed living there.
